work order module allows you to easily track service requests and
work orders without a lot of hassle. There
are five major sections in the work order module:
This
module allows you to track service requests (requests for service from
owners/residents) and work orders issued to clear the service
request. Create and track open and closed service
request, print service requests or service request
summary, create and track open and closed Work Orders
by: Unit, Property Manager, Vendor/Employee assigned to job.

TOPS On-Site™ allows you to manage work orders the way you work.
Digital images are worth a thousand words to help describe a
situation. You can easily define locations, select vendors, and
define work order information from one simple screen. |

Work Order Costs
Defining work order costs is very easy in TOPS On-Site™. Work
order costs can then be applied to an owner, if desired.
Costs can be fully broken down through the Accumulate Cost
win-dow. Calculate equip-ment and employee costs, calculate burden
and tax amounts, and achieve correct totals with very few clicks. |

Service Requests
Create Service
Requests from resident input. These requests can then be
investigated, app-roved, and then conv-erted to work orders, and
thereby assigned to a vendor. |

Vendor Maintenance
Vendors may
be easily added into TOPS On-Site™. Vendor infor-mation such
as insurance (liability and Workman's Comp) may easily be tracked.
The
system can even warn you when a vendor's insurance policy has
expired. |

Work Order Reports
Work Order reports contain a number of different sort options and
information for inclusion. In addition, look for these options:
- Word searches locate specific data in a
report.
- Display a tree organization structure to "drill
down" report data.
- Export your report to one
of over 50 programs using a program, or even
e-mail.

Work Order Control You can
easily add hundreds of dollars to your income through the use of
burden rates. TOPS On-Site™ will automatically calculate them
whenever costs are accumulated.
Additionally, define cate-gories
and costs for parts, labor and other cost bearing items through the
work order control screen. |
