Support for 55+ Communities

Dear TOPS:

I manage a 55 plus community that must certify with HUD every 2 years; they must submit a census with the birthdates of residents as they must maintain a certain % of owners 55 or older to have "adult community status". Is this something that could be tracked in TOPS?

Special Needs Will Be Met

Fiftyfive and over communities are a growing demographic as the Baby Boomer generation becomes senior citizens. For the project code named Viper, we have taken communities with such special needs into account. We have added birthdate fields to the Owner, Maintain screen, along with a new calculation in the community module (Community Fact Sheet) to list the percentages of residents under/over 55. These fields will be activated via a new option you will be able to turn on when setting up a community that says "Is this a 55+ community?" and if checked, it will activate the birthday and percentage fields, along with a few additional settings.

However, you do not have to wait for Viper to be released to track this data! Currently, this information can be tracked by adding a custom field called Birthdate to the Flex Data fields in TOPS. Then, a flex data report can be run to include a listing of all of the owners' ages. However, TOPS will not directly calculate ages or count the number of residents in a particular age group. To get that information, you would need to export the report to file (CSV format), and run the calculations in an outside program such as Excel.
